Delhi Hotel Rates Jump Fourfold on a 10-Hotel Map

Rates in and around central Delhi are 124% to 323% higher for September 11-13 than for September 18-20 on MakeMyTrip, and some properties are listing at more than four times the following weekend.

The 18th BRICS Leaders’ Summit opens September 12 at Bharat Mandapam in Pragati Maidan. The jump is not a citywide bed shortage. Official demand is being pushed through a short list of addresses inside a security cordon, and those addresses are the ones that have run out of rooms.

What a Night at ITC Maurya Costs

Booking checks on September 8 found rooms at ITC Maurya for September 10-13 starting at more than Rs 2.3 lakh a night. Taj Mahal and The Oberoi showed no rooms for September 11-12. Taj Palace was full for September 10-12, and The Leela Palace was not taking those dates. That is the live sheet, three days before leaders arrive.

THE SEPTEMBER 11-13 RATE SHEET

Typical luxury rooms around Rs 18,000 are being quoted at Rs 80,000 and above where anything remains. Aloke Bajpai, co-founder and group chief executive of ixigo, said five-star searches in Delhi were up about 50% and hotel rates had risen more than 100% week on week, with several properties already gone for September 12 and 13. Listings move with cancellations, so the rupee figures are a snapshot, not a tariff card.

The two-day leaders’ meeting is only the centre of a longer stay. The BRICS Business Forum is at Bharat Mandapam on September 11, so the capital’s programme runs September 11-13. Delegates arrive early and leave late, which is why Taj Palace was already dark for September 10.

Ten Hotels Make the Motorcade Map

Delhi Police has identified 10 hotels tied to visiting dignitaries and is rehearsing motorcades through 12 locations that include those hotels and Bharat Mandapam. The Ministry of External Affairs is on that rehearsal with traffic police. That list, not the city’s total room count, is the inventory the summit can actually use.

THE DIGNITARY GRID

• Hotel ring: Ten properties associated with visiting dignitaries, with motorcade drills between those buildings and Bharat Mandapam.
• Road net: Twenty-two diversion points and controls on more than 35 roads, including Mathura Road, Janpath, Satya Marg, Sardar Patel Marg, Akbar Road, Ashoka Road and Safdarjung Road.
• Staffing: About 4,800 traffic personnel, with restrictions likely from around September 10 until delegations leave.
• Inside the map: Vehicles bound for The Oberoi and Golf Links remain permitted under the Oberoi flyover, which is how a hotel becomes part of the route rather than a detour off it.

Presidential and VVIP suites in Lutyens Delhi and Aerocity were taken months ago by missions and foreign ministries, according to hospitality industry tallies. The LaLiT New Delhi said delegations from South Africa, Burundi and the UAE are expected in-house. Vishal Sharma, the hotel’s general manager, said the house would host that mix through the summit period.

India is chair of the grouping for the fourth time, after 2012, 2016 and 2021, and took the gavel on January 1 under India’s 2026 BRICS chairship theme of Building for Resilience, Innovation, Cooperation and Sustainability. The leaders’ meeting closes a year of more than 350 sessions in more than 25 Indian cities. The 11 members are Brazil, China, Egypt, Ethiopia, India, Indonesia, Iran, Russia, Saudi Arabia, South Africa and the United Arab Emirates, with 10 partner countries around them. Prime Minister Narendra Modi hosts. Russian President Vladimir Putin is coming; a ministry brief on India-Russia ties says Putin is expected in New Delhi for the September summit, and the two men are due to meet on September 11. Chinese President Xi Jinping is expected, which would be his first India visit since 2019, though Beijing has not issued a formal confirmation.

Bharat Mandapam Already Did This in 2023

The same hall ran the same squeeze three years ago. The G20 leaders’ meeting of September 9-10, 2023, sat at Bharat Mandapam, and the ministry blocked rooms at most premier hotels. Twenty-four five-star hotels were identified for leaders and VVIPs and kept off the open market from September 6 to 10 that year.

THREE SUMMITS, SAME CAPITAL

1. September 9-10, 2023: G20 at Bharat Mandapam. Premier Delhi average daily rates for September 7-11 rose to about Rs 26,000 from about Rs 6,000 over the prior year. Le Meridien quoted from Rs 60,000 against under Rs 15,000 in late August. HVS Anarock later put India occupancy at 60-62% that September, down 1-3 points year on year, while Delhi’s average daily rate exceeded Rs 11,000, up more than 60%.
2. February 2026: India AI Impact Summit. RateGain recorded branded Delhi average daily rates of Rs 20,900 a night against Rs 12,300 a year earlier. The 90th percentile reached Rs 51,000 against Rs 20,000 in 2025. A Connaught Place luxury house posted Rs 41,000. Hoteliers said demand beat Energy Week and G20, and central Delhi revenue per available room ran an estimated 30-40% above the prior year.
3. September 11-13, 2026: BRICS Business Forum and leaders’ summit, again at Bharat Mandapam, with the 10-hotel grid already in rehearsal.

Thomas Cook logged a 20-50% rise in airfares to and from Delhi around G20. The capital also pushed leisure guests toward Jaipur and other driving-distance cities that weekend. The pattern is not a BRICS surprise. It is the third time in three years that a high-security calendar has emptied the same luxury belt and repriced whatever was left.

Aerocity’s Newer Stock Stays Outside the Cordons

Aerocity is where Delhi actually built rooms over the last decade, beside Indira Gandhi International Airport. Accor’s Pullman and adjoining Novotel advertise 670 rooms in the Aerocity complex, one of the largest hospitality addresses in Delhi-NCR. JW Marriott, Roseate House and the rest of the airport cluster add more branded keys than Chanakyapuri can. For a motorcade, that stock is in the wrong place.

G20 already showed the split. Sharad Datta, then general manager of JW Marriott Aerocity, said about 50% of that house was taken by G20-related guests, including one head of state, which still left half the building outside the inner ring. This time, presidential suites in Aerocity were blocked early, and some overflow is leaking west. Rahool Macarius, Wyndham’s market managing director for Eurasia, said occupancy at Ramada Encore by Wyndham on the Dwarka Expressway was tracking at 65% for September 12-15, ahead of the wider market. That is a solid midscale week. It is not a substitute for ITC Maurya.

A senior GMR Group voice, the airport operator, has said a global capital cannot depend on one hospitality district. Aerocity is near saturation. The roads the police asked drivers to avoid on September 8 run through Lutyens Delhi, Connaught Place and the approaches to Pragati Maidan. They do not run through the terminal hotels.

Dwarka Gets the Pipeline Chanakyapuri Cannot Build

Nandivardhan Jain, founder and chief executive of Noesis Hotel Advisors, puts Delhi at about 15,300 branded rooms, with occupancy above 75%. The wider NCR has about 24,100 branded rooms, plus about 5,900 announced through 2030. He estimates 4,000-5,000 rooms across 35-45 hotels could actually open by 2029. High land costs and slow clearances, he said, still cap new supply. Arun Saraf, chairman of Juniper Hotels, said no new hotels have opened in Delhi and its vicinity since the last Aerocity tranche.

WHERE THE NEXT KEYS ARE GOING

The only large cheque aimed at the diplomatic enclave is a rebuild of an existing ITDC house, The Ashok, not a new tower of keys. ITC Hotels already counts 10 properties and 1,599 keys across Delhi-NCR; the next one is still going to Dwarka. Juniper is putting Rs 850 crore next to Yashobhoomi, the convention campus that opened for G20 and now runs a heavy events diary. That helps MICE traffic in west Delhi. It does not add a protocol hotel on Satya Marg.

Compare the stock with cities Delhi likes to stand beside. Dubai has more than 150,000 rooms, Bangkok more than 120,000, Singapore more than 70,000. Nathan Andrews, business head for hospitality at DS Group, put India at about 0.27 hotel keys per 1,000 people against a global average of 2.2 as his group committed Rs 400 crore to the 200-room W in Aerocity.

Budget Bookings Jump as Luxury Just Reprices

Cleartrip recorded Delhi hotel bookings up 25% year on year around the BRICS weekend. Budget hotels took the volume, with bookings up 138%, while premium properties rose 25%. Luxury rates were up 59% year on year, four-star rates 113%, and five-star rates 53%. Among international travellers, 39% of return bookings sit after September 14; among domestic travellers the share is 49%. The summit is stretching the stay. It is also pushing the people who cannot pay six figures down-market and out of the centre.

CLEARTRIP AND IXIGO

• Search heat: Five-star hotel searches in Delhi up about 50%, with rates up more than 100% week on week, per ixigo.
• Who is booking: Budget stays up 138% year on year on Cleartrip, against 25% for premium houses.
• Who is paying: Four-star rates up 113% year on year, luxury 59%, five-star 53%.
• Budget belt: More than 15,000 rooms across 800-plus hotels in Paharganj and Arakashan were about 80% booked for the main dates.

Nikhil Sharma, managing director and chief operating officer for South Asia at Radisson Hotel Group, said September average room rates across the group’s portfolio were pacing more than 25% higher year on year, with the New Delhi summit adding demand in the days around the event and shorter booking windows holding the rate. K. B. Kachru, president of the Hotel Association of India and chairman, South Asia, at Radisson, put the national branded stock at about 200,000-220,000 rooms and tied the crunch to that ceiling.

The Brics Summit alone will put considerable focus on room inventory and that spotlight is exposing a hard truth: our hospitality infrastructure has not kept pace with our tourism ambition.

Tourists, corporate travellers and families with trips already booked are being told to pay the premium, move farther from the centre, change dates, or drop a star. That is the second bill the summit writes. The first is the rate on the 10-hotel map. The second is everyone else shopping Paharganj, Dwarka Expressway and the weekend after September 14.

On September 8, from 7:45 p.m. to 10 p.m., traffic police ran a motorcade rehearsal across those 22 diversion points. The hotels on that route were already the ones without rooms.
